Miami-Dade County · Building Recertification
Miami-Dade’s recertification reaches almost every building other than single-family homes and duplexes. Send us the notice from your city or the county: we inspect the building, prepare the structural report on the county’s own form, and stay through repairs to the amended report that closes it.

- Applies to
- Almost every building type — condominiums, co-ops, apartments, offices, retail and industrial. Outside the program: single-family homes, duplexes, and buildings with both an occupant load of 10 or less under the Florida Building Code and a gross area of 2,000 sq ft or less.
- First due
- At 30 years — 25 for condominium and cooperative buildings of three or more stories within 3 miles of the coast. Age is counted from the year built on the Property Appraiser’s record.
- Then
- Every 10 years, for the life of the structure.
- Time to file
- 90 days from the Notice of Required Inspection. Courtesy notices should arrive two years and one year ahead; not receiving them does not move the deadline.
- If repairs are needed
- 150 days from the Notice to finish repairs that need no permit and to obtain permits for the rest. Permitted work then follows its permit, and an amended report closes the recertification.
- Condominiums & co-ops
- The recertification serves as compliance with the state milestone inspection — no separate milestone report is filed.

Broward County · Building Safety Inspection Program (BSIP)
Broward’s Building Safety Inspection Program — many owners still call it the 40-year recertification — reaches almost every building type, in every city. Send us the notice from your Building Official: we inspect the building, prepare the structural report on the Board of Rules and Appeals’ own form, and stay through repairs and close-out.

- Applies to
- Almost all building types, in every Broward city and the unincorporated area. Outside the program: one- to four-family dwellings of three or fewer habitable stories, fee-simple townhouses, and minor structures under 3,500 sq ft of building area.
- First due
- At 25 years, counted from the certificate of occupancy.
- Then
- Every 10 years.
- Time to file
- 180 days from receiving the Notice of Required Inspection. Older guides still say 90 days; the policy in force since August 9, 2024 gives 180. Your city’s letter states its own date.
- If repairs are needed
- 180 days from the date of the report, under permit, unless the Building Official sets a different time. A reinspection, an amended report and a signed and sealed completion letter close the file.
- Condominiums & co-ops
- The BSIP report serves as phase one and phase two of the state milestone inspection.
