When you need it

Not every crack is a structural problem.

Cracking, spalling and movement all look alarming and mean very different things. Before spending on repairs, an owner needs to know which conditions affect capacity and which do not — and then needs repairs specified precisely enough to price.

  • 01A recertification, BSIP or inspection report lists repairs and the contractors’ bids are not comparable because nobody defined the scope.
  • 02Visible distress has appeared and someone needs to say whether it affects the structure.
  • 03You are buying a building, adding a floor, changing its use or cutting an opening in a wall or slab.

Original drawings, alterations and repair history reviewed; where drawings are missing, the structure is field-verified.

Where condition or use has changed, remaining capacity is checked against current demand.

Design the repair

Repairs described in enough detail to be bid, executed and inspected — not left as a general recommendation.

  • Assessments of existing structures carry uncertainty; where it matters, testing or exploratory openings are recommended rather than assumed away.
  • Missing original documentation increases the field verification required.
  • Repair design is scoped and quoted separately from the assessment that leads to it.
